About the Book

Out of all the books available this is absolutely the one you must have! It is the most comprehensive guide for acquiring, financing, negotiating, auctions, managing contractors and tenants, making money buying foreclosures, and owning Real Estate!

Allen says; "When I started in 1983 I attended seminars and read books, however, while there was some useful information, it seemed there was more puff and fluff and not enough meat and potatoes. Once I learned the business through trial and error I knew I could do a better job. I have written the book that I wish was available to me when I was first starting out."

Your book is one of the most informative books I have read. It seems to be written from the heart and because you write about actual experience it lets me know it can be done. I really like the "case in points" because of the different problems you may face in buying foreclosures and the procedures it takes to obtain them. I just bought a foreclosure in Homewood, IL with over $50,000 of equity and I used your book to obtain it, the information about contractors was priceless. The kids are in good schools now.
John Burt, Computer Programmer, Riverdale IL

This book is not a "get rich quick", "no effort required", Real Estate Course! It is a wealth of information that is straight forward and concise, I simply read it and worked hard at it, now I can make money in any Real Estate Market, anytime! I will continue to build my future using Foreclosure Property as a vehicle for success!
Phillip Toops, Investor/Video Store Owner, Chicago, IL

Allen helped me with my first "Sheriff Sale Foreclosure" purchase. With a partner's money I netted over $10,000 on a borrowed investment of $24,000. Allen has been an advisor and confidant ever since.
Gary O'Neill, Investor/ Broker, Frankfort, IL.

I must say your book is masterfully written. I even understand it, and could have used this information in some of my blind purchases in the past, especially with HUD homes.
Mark Kime, Web Master, Valpo IN

Every day I read the Bible and Watkins. You are in good company. Thanks.
Walter Kubiesa, Real Estate Broker, Darien IL

Your book is the best, informative book I have ever read on real estate and foreclosures. You answered all my questions in your book, and I feel confident on doing the research and bidding on some property.
Anthony Scales, Licensed Sales Agent, Mortgage Broker, Chicago

About the Author

A rags to financial independence story himself, Allen began his Real Estate career in Chicago in the early 1980's. After quickly losing interest in the typical new Realtor activities, Allen went to work with a Real Estate Broker named Gary Furstenfeld, who became his mentor. He sums up his experience with Gary by quoting an old cliché; "If you feed a man a fish, you feed him for a day. If you teach a man how to fish, you feed him for life!"

With guidance, direction, and Allen's own persistent aggressiveness, he earnestly carved his way into the vast opportunities of dealing with foreclosures and bank-owned properties. His activities ranged from counseling people in foreclosure (helping them save their equity), to using other people's money (private and cash advances on credit cards), to purchasing property at auctions and from banks.

Having performed tens of millions of dollars in Real Estate transactions and owning over a million dollars worth of rental homes and apartment buildings, from a vacant lot to a 76 unit. Allen expanded his abilities and services in 1991 by starting a real estate brokerage business and developing his niche market in the Realtor Industry, by focusing on marketing properties in foreclosure and bank owned properties. He has published the leading source for bargain properties; "The Bank Foreclosure/Motivated Seller Report."

He is the author of the books; The Reality of Real Estate Investing, Home Marketing Strategies, and The R.E.O. Business Marketing System, and the creator of the real estate investment simulation, a fun and educational board game; "The Virtual Reality of Real Estate Investing."

He has also developed a system for helping retail sellers save thousands of dollars on real estate commissions, while still getting all the benefits of the Realtors' most powerful marketing tool. THE MULTIPLE LISTING SERVICE (M.L.S.) COMPUTER SYSTEM.

His mission is one of service:
Helping sellers save money & sell quickly.
Helping investors & bargain homebuyers make profitable purchases.
Working with people in foreclosure to help them sell or refinance to stop the foreclosure.
Buying properties to fix up and resell or rent, for profit.

Allen is co-owner of a real estate company headquartered in downtown Homewood, a south suburb of Chicago, Illinois, called Blue Diamond Realty, Inc. His partner and Co-Broker of that office is Bruce Sonnenberg. Allen is a licensed Real Estate Broker in Illinois and Indiana. His services currently cover the 5 county area around Chicago, Lake, and Porter counties of Northwest Indiana.

He has created a web site, which he says is only a fraction of what he has plans for it to become, as time allows for further development. The web address is www.HomeBargains.com.

Allen is the co-founder with his wife and good friend Bonnie Hetland of a non-profit organization; The Housing Resource Center, Inc. Established in 1999 to focus on providing housing to the disabled and to serve as a referral network for other needed services.

Allen is a family man and enjoys his beautiful wife Debra and 3 sons, Chris, 19; Dexter, 12; Dustin, 10. He is also very active in his church where he serves as the Elders Quorum President and as a Home Teacher. He loves participating in sports such as racquetball, basketball, paintball, little league baseball, and Special Olympics, with his boys, and even plays in a men's Over the Hill baseball league.

whether to live to our best
or our worst.
